-Primarily located adjacent to high traffic thoroughfares
-Mix of families and non-family residents

3-Star
-Normally not less than 100-pads
-Characterized by all ‘double wide' or ‘triple wide' homes
-Low percentage of park owned homes
-Paved roads
-All homes are skirted
-On-Site Management with potential for live on-site manager
-Amenities include on-site laundry, playground, tenant meeting rooms/space, pool, etc.
-No deferred maintenance, may have ‘attractive entrance'
-Some pads may have covered parking adjacent to home
-Middle income neighborhoods with access to shopping and other retail services
-Higher percentage of family residents
-Possibly located adjacent to high traffic thoroughfares

4-Star

-Normally not less than 150 to 200-pads
-Characterized by newer (1995 or later) ‘double wide' or ‘triple wide' homes
-Less than 5% of homes are park owned
-Paved roads that may have edging/curbs
-All home are skirted with either concrete block, metal, stone or ornamental wood
-Homes are lined up uniformly side by side
-Professionally managed with an on-site live-in manager
-Amenities include on-site laundry, playground, community hall, pool, etc.
-Good landscaping
-Entrance to property is well defined and well lighted with modest signage
-All pads may have covered parking adjacent to home
-Middle income neighborhoods with access to shopping and other retail services
-Typically has an even mix of residents with or without families
-May have room for RV parking
-Located adjacent to low traffic thoroughfares

5-Star
-Normally not less than 200-pads
-Characterized by newer (2005 or later) ‘triple wide' homes
-Can be considered ‘luxury' as compared to other mobile home park communities
-Property provides sense of a ‘community' with little visual evidence of manufactured/modular nature of home
-Less than 5% of homes are park owned
-Paved roads with edging/curbs
-Property has sidewalks and street lighting
-All home are skirted with either concrete block, metal, stone or ornamental wood
-Homes are set back from street
-Professionally managed with an on-site live-in manager
-Amenities include proximity to golf course, tennis courts, swimming pools & spas, large recreation center, storage space for residents, additional parking for visitors/guests, open space views
